Seven bids for Little India site; YK Land tops at $35.3 mil

URA had introduced the tender for the site on March 5. It comprises 18 two-storey preserved terraced houses that sit on parallel rows along Veersamy Road and Chitty Road. Originally integrated in 1927 as municipal quarters for public servant, the homes are attached by a back lane.

The relatively wide spread amongst both offers suggests that developers might have embraced differing assumptions regarding the site’s redevelopment capacity and possible end product, claims Mohan Sandrasegeran, head of research study and data analytics at Singapore Realtors Inc.

He adds: “Given the adaptability to create either Serviced Apartments II or, with previous composed approval, strata landed homes, bidders were likely to have actually gotten to different land evaluations based upon their preferred property development strategy, restoration charges and target market.”

Together, they inhabit a 99-year leasehold site extending concerning 36,673 sq ft that is zoned for non commercial usage. The Jalan Besar MRT Station is a short stroll away.
