Suntec Reit to divest three Australian assets, focus more on Singapore

Suntec Reit will be introducing formal sales initiatives for three estate commercial real properties in Australia, making up 177 Pacific Highway and 21 Harris Street in Sydney, and 477 Collins Street in Melbourne.

This comes with a portfolio reconstitution to decrease foreign visibility, beginning with Australia, sharpen its focus on the expanding Singapore account and boost its resources structure.

Chong Kee Hong, CEO of Suntec Reit’s manager, said the successful divestment of the possessions will reduce the Reit’s accumulation leverage proportion to below 40%, providing higher adaptability for future acquisitions, unit buy-backs and/or capital distributions.

Under the divestment system, the supervisor states the Reit is going to concentrate a lot more on Singapore, provided the nation’s macroeconomic and political stability and the relative strength of the Singapore dollar, particularly amidst economic uncertainty and high inflation.

The supervisor added that Singapore’s industrial real estate market “remains favourable”, sustained by restricted brand-new supply and limited vacancy prices. It will continue to explore chances to reinforce Suntec REIT’s exposure in the city-state.

Found inside North Sydney’s CBD, 177 Pacific Highway is a 31-storey Grade A commercial development. The recently accomplished 21 Harris Street is a nine-storey, Grade An office complex in Pyrmont, west of Sydney’s CBD. Both are completely owned by the Reit.

” This would certainly also lower the revenues drag arising from the high-interest rate environment in Australia and boost the Reit’s interest coverage ratio.”

According to a Sept 21 bourse filing, the divestment strategy complies with a calculated review accomplished by the Reit after a change in its sponsor.

The divestments of the Australian assets are supported by “boosting conditions in Australia’s capital markets and proceeded capitalists’ interests in top notch, well-leased possessions with stable income streams”, the bourse declaration noted.

Meanwhile, Suntec Reit maintains a 50% risk in 477 Collins Road, a 39-storey, premium-grade office space development called Olderfleet, in Melbourne’s CBD.
