The Assembly Place, TS Home to repurpose Phoenix Park into Singapore’s largest co-living destination

The property will integrate serviced houses and undergraduate accommodation with wellness establishments, sports amenities, eating channels and area spaces, creating a live-work-wellness ecosystem throughout the heritage precinct. The JV partners are anticipated to take over the site in October, with the first stage booked to open in 1Q2027, claims Eugene Lim, CEO of TAP.

The tenancy, granted by the Singapore Land Authority (SLA), has a preliminary five-year term with a choice to renew for a further four years. TS Group is a home-grown property developer and driver of dorm rooms, boarding homes and massive area places.

SGX-listed co-living provider The Assembly Place (TAP) has developed a mutual venture with TS Home to transform the historical Phoenix Park site into Singapore’s largest co-living destination, with more than 700 keys. TAP holds a 39% claim in the joint venture.

Union Square Residences condominium

Situated at 300 to 320 Tanglin Roadway, the 610,487 sq ft location is equivalent in size to 8 football fields. It consists of 33 conserved colonial-era black-and-white buildings spread out throughout the place, with surface area car and motorcycle parking garage.

TAP’s Lim says the site at Phoenix Park delivers “a chance to redefine what community living suggests in Singapore”.

The project notes the JV’s 3rd alliance– having actually worked on Singapore’s very first intergenerational co-living house at the former Henderson Primary School, branded Commune @ Henderson, in addition to three sites under the Ministry of Wellness Holdings that were converted into purpose-built accommodation for international healthcare professionals.

The enhancement of Phoenix Park will increase TAP’s working and pipeline portfolio, which currently consists of more than 3,400 keys throughout 100 locations and virtually 1,500 keys under development. The group is focus on an account of 10,000 keys by 2030.

TS Home, a subsidiary of TS Group, protected the master occupancy for Phoenix Park with the best of seven proposals, offering a monthly rental fee of $404,888.
